What is CPF accrued interest?

The interest your CPF savings would have earned in the Ordinary Account if you had not used them for your home. CPF Board tracks it on the principal and on interest already accrued.

What rate is CPF accrued interest charged at?

The OA rate, which is 2.5% a year from 1 Oct to 31 Dec 2026. CPF computes interest monthly and credits it yearly.

Do I pay accrued interest to the bank or HDB?

No. It goes back into your own CPF account with the principal when you sell. It reduces the cash you get from the sale, not your total savings.

Where does the CPF refund go?

Below 55, into your Ordinary Account. From 55, it first tops up your Retirement Account to your required retirement sum, and the rest goes into your OA.

What if the sale price does not cover the loan and the CPF refund?

If you sold at market value, you refund only what is left after paying off the loan. You do not top up the shortfall in cash.

Do I refund housing grants too?

Yes. CPF housing grants and their accrued interest go back into your CPF on sale. They are already included in the refund amount on your Home Ownership dashboard.

Can I reduce the accrued interest I owe?

Yes, with a voluntary housing refund. Cash you put back into your OA earns OA interest and lowers the refund you owe when you sell.

Where do I see my exact accrued interest?

On the Home Ownership dashboard on my cpf. This calculator estimates it from the amounts and dates you enter.
