Can I pay my monthly home loan instalment with CPF?

Yes. CPF's housing scheme lets your Ordinary Account pay the monthly instalments of an HDB loan, or a bank loan on an HDB flat or private property, within your CPF housing limit.

How much of my salary goes into my OA?

Worked out from CPF's 2026 rate and allocation tables: 23% of your wage at 35 and below, 21% above 35 to 45, 19% above 45 to 50, 15% above 50 to 55, 12% above 55 to 60, 3.5% above 60 to 65 and 1% after that, on wages up to S$8,000 a month.

What happens when my OA is not enough for the instalment?

CPF pays what your OA holds and you pay the rest in cash. OA savings built up in earlier months are used first, so a balance can carry you for a while.

Why does the cash top-up grow as I get older?

Less of your CPF goes to the OA as you age, from 23% of wage at 35 and below to 15% above 50 and 12% above 55, while the instalment stays the same.

When does CPF stop paying my instalments?

When you reach your CPF housing limit, the lower of the price and the valuation when you bought. On a bank loan you can use another 20% if you set aside the Basic Retirement Sum. After that you pay in cash.

What is accrued interest on CPF used for housing?

The interest your CPF would have earned had it stayed in your account, at the OA rate of 2.5% now. When you sell or transfer the home, you refund the CPF used plus this interest to your own CPF account.

What interest rate does an HDB loan charge?

0.1% above the CPF Ordinary Account rate, so 2.6% a year while the OA earns 2.5%. Bank loan rates are set by each bank.

Do I need the Home Protection Scheme?

Yes, if CPF pays the instalments on an HDB flat. HDB says the Home Protection Scheme is compulsory in that case.
