What are the SSD rates in Singapore?

For homes bought on or after 4 July 2025: 16% if sold within 1 year, 12% within 2 years, 8% within 3 years and 4% within 4 years. After 4 years there is no SSD. Homes bought from 11 March 2017 to 3 July 2025 pay 12%, 8% or 4% if sold within 3 years.

What changed in July 2025?

The SSD holding period for homes went from 3 years to 4 years, and each rate went up by 4 points. It applies to homes bought on or after 4 July 2025. There is no transition period: if you accepted the Option to Purchase on or after that date, the new rates apply.

How is the holding period counted?

From the date you bought the property to the date you sell it. In most cases each date is when the Option to Purchase is accepted, or the date of the sale and purchase agreement. IRAS's example: a home bought on 7 July 2025 has no SSD if sold on or after 7 July 2029.

Is SSD charged on the selling price?

On the selling price or the market value, whichever is higher. IRAS rounds the duty down to the nearest dollar.

When do I pay SSD?

Within 14 days of the date of the sale contract. IRAS charges a penalty for late payment and does not allow deferment.

Does SSD apply to HDB flats?

Yes. HDB flats are residential property and the same rates apply. IRAS lists some HDB cases that are exempt, such as flats returned to HDB under SERS or repossession, and an owner who inherits a second HDB flat and must sell one.

Is there SSD on industrial property?

Yes, for industrial property bought on or after 12 January 2013: 15% if sold within 1 year, 10% within 2 years and 5% within 3 years. There is no SSD after 3 years.

Do I pay SSD if my condo is sold en bloc?

If the collective sale happens within your SSD holding period, yes. IRAS says every owner whose property is sold within the holding period must pay SSD within 14 days of the collective sale contract, whether they consented or not.
