What are the current BSD rates?

From Feb 2023: 1% on the first S$180,000, 2% on the next S$180,000 (up to S$360k), 3% on the next S$640,000 (up to S$1m), 4% on the next S$500,000 (up to S$1.5m), 5% on the next S$1.5m (up to S$3m), and 6% above S$3m.

What are the current ABSD rates?

From 27 April 2023: Singapore Citizens 0% (1st), 20% (2nd), 30% (3rd+). Permanent Residents 5% (1st), 30% (2nd), 35% (3rd+). Foreigners 60% flat. Entities and companies 65%.

Can married couples get ABSD remission?

Yes, if at least one spouse is a Singapore Citizen, you buy jointly, and neither of you owns any other residential property (in Singapore or overseas). The calculator's married + SC-spouse toggle applies this remission. There's also a refund mechanism if you sell your first matrimonial home within 6 months of completing the new purchase.

When is BSD/ABSD due?

Within 14 days of signing the Option to Purchase (OTP) for residential property. Late payment incurs penalties — IRAS is strict on this 14-day window.

Is the stamp duty calculated on price or valuation?

On the higher of the two. If you pay S$2,000,000 for a property valued at S$1,800,000, stamp duty is calculated on S$2,000,000. The valuation only kicks in if you overpay significantly above market.

Can I use CPF to pay stamp duty?

You generally have to pay BSD and ABSD in cash first (within 14 days), then you may be able to reimburse yourself from your CPF Ordinary Account afterwards for BSD on an HDB or eligible purchase. ABSD reimbursement rules are tighter — check with CPF and your lawyer. Budget the cash upfront either way.

How do I actually pay stamp duty?

Through IRAS's e-Stamping portal (or at a Service Bureau), within 14 days of signing the Option to Purchase or the contract. Your conveyancing lawyer usually handles this for a property purchase. Late stamping attracts penalties.

Do foreigners always pay 60% ABSD?

Foreigners pay 60% ABSD on residential property — but nationals of countries with a relevant Free Trade Agreement (the US, plus Switzerland, Liechtenstein, Norway and Iceland) are accorded the same treatment as Singapore Citizens under the FTA. Confirm eligibility with IRAS.

What is Seller's Stamp Duty (SSD)?

SSD is a tax you pay if you sell residential property within the holding period after buying it (currently up to 4 years, on a tapering scale). It's separate from the buyer-side BSD/ABSD this calculator covers, and is meant to discourage short-term flipping. Check the current SSD schedule at iras.gov.sg.
