An HDB scheme for owners aged 65 and above. You sell the tail end of your flat's lease to HDB and keep living there. The proceeds top up your CPF Retirement Account for a CPF LIFE income, and you can keep part in cash.
All owners must be 65 or older and at least one must be a Singapore citizen. Household income must be S$16,000 a month or less, no owner can own private property, the minimum occupation period must be over and there must be at least 20 years of lease to sell.
A single owner tops up to the age-adjusted Full Retirement Sum: S$220,400 at 65 to 69, S$210,400 at 70 to 79 and S$200,400 from 80. With two or more owners, each tops up to the age-adjusted Basic Retirement Sum: S$110,200, S$105,200 or S$100,200.
Up to S$30,000 for a 3-room or smaller flat, S$15,000 for a 4-room and S$7,500 for a 5-room or bigger. You get the full bonus if the owners' RA top-ups total S$60,000 or more. Below that, it is S$1 for every S$2, S$4 or S$8 topped up.
Up to S$100,000 per household after the RA top-ups. Proceeds above that go into the owners' RAs up to the Full Retirement Sum first. The bonus is paid to your bank account on top.
It depends on the youngest owner's age: at least 30 years from 65, 25 years from 70, 20 years from 75 and 15 years from 80. You can choose to keep more, up to 35 years.
Yes, if your RA holds at least S$60,000 after the top-up and you are under 80. HDB's example couple, both 65, with S$110,200 each after the top-up, get about S$1,240 a month together.
